From the first shortlist, every estate comes with a clear breakdown of total cost of ownership — purchase price, estimated renovation budget, annual running costs, and realistic value scenarios. We only recommend properties where the numbers make sense. If they don't, we say so — even if it means walking away from a deal we'd earn a fee on.
What does château renovation typically cost?
It varies significantly depending on the state of the property, the scope of your vision, and the materials involved. As a realistic benchmark, full renovation of a château typically ranges from €1000 to €2000+ per m² — with listed buildings (monuments historiques) at the higher end. This is exactly why we build a detailed cost estimate before you make an offer, not after. You'll know your total exposure before you commit to anything.
Do I need experience in winemaking to buy a château with a vineyard?
No — but you need a clear plan for it. A vineyard is a working agricultural business, and it needs to be managed whether you're involved day-to-day or not. We connect you with experienced wine estate managers and negociants who can run the operation on your behalf. Do you only work with off-market properties?
We work with whatever finds you the right château — on-market, off-market, or quietly available. What we don't do is show you a list of mainstream listings and call it a service.
